Archway Communities Moves Forward with Next Phase of its Commons at Mosaic

Archway Communities, based in Lakewood, Colo., recently announced that it has received $2.72 million in housing tax credits from the Colorado Housing and Finance Authority, the allocating agency for housing tax credits in Colorado. 

The credits will go toward financing the transformation of two former dormitory buildings on the former Johnson & Wales University Campus — now the Mosaic Community Campus in Denver—into 58 units of affordable and supportive housing.

The project is a partnership with the Denver Housing Authority. The housing authority owns the land and is providing a long-term ground lease for the development efforts. The $2.72 million in tax credits will be sourced between Federal 9 percent state credits, federal 4 percent credits, and a credit award from Colorado’s Transit-Oriented Communities  (TOA).

The transformation of the former dormitories is phase two of the Mosaic project. Archway completed phase one, which brought 154 units of affordable housing to Denver, in 2024. The units were completely occupied by 2025. Phase two will preserve and rehabilitate the two dormitories to create the new rental homes with supportive services for individuals and families exiting homelessness and housing instability.
