Archway Communities Breaks Ground on Creekside Flats Affordable Housing Community

The ceremonial groundbreaking marked the beginning of construction.

Archway Communities recently celebrated the groundbreaking of Creekside Flats, a new 150-unit affordable housing community in Denver. Designed to provide safe, stable and transit-oriented housing, Creekside Flats will expand access to affordable homes for individuals and families while supporting long-term community stability in the Denver Metro area.

Creekside Flats will serve low-to-moderate income households that earn between 30 percent and 80 percent of the Area Median Income (AMI). To support residents with the greatest housing needs, 15 percent of the apartment homes will be reserved for households living at or below 30 percent AMI.

Residents will be able to choose from one-, two- and three-bedroom apartment homes, of which 57 percdent will feature two- and three-bedroom layouts to meet the needs of families. By offering a range of apartment sizes, Creekside Flats will help address the growing demand for affordable family housing in Lakewood and the greater Denver area.

Beyond affordable housing, Creekside Flats will provide residents with access to supportive services and resource navigation that promotes housing stability and overall well-being. Many of these services will be provided on-site by Archway, including no-cost food programming, professional development support, and recreational outings.

Archway is also partnering with Jovie to provide on-site childcare support and the Ardent Grove Foundation to offer on-site mental health services. These partnerships will help residents access essential resources that reduce barriers to long-term housing success and lower the risk of displacement.

The redevelopment of Creekside Flats is part of Archway’s broader effort to preserve affordability across the Denver Metro area and represents how partnerships from the public and private sectors can accomplish great things. When Archway acquired the parcel of land in 2023, it was known as the Jody Apartments. At the time, the aging apartment complex had fallen into disrepair and the surrounding neighborhood was becoming increasingly vulnerable to gentrification. Following the acquisition, Archway successfully relocated all former residents before demolishing the existing building to prepare the site for redevelopment.

Archway partnered with Shopworks Architecture to design Creekside Flats using trauma-informed design principles, creating a welcoming environment that supports safety, connection and resident well-being. Additionally, the State of Colorado and support from both Denver and Jefferson Counties helped make this redevelopment possible. 

When complete, the community will feature open layouts, a community room and shared kitchen, a community garden, an outdoor courtyard, and family-friendly gathering spaces. These amenities are designed to foster community connections while providing residents with comfortable, functional living spaces.

Creekside Flats is strategically located less than a quarter mile from Sheridan bus and rail station, giving residents convenient access to both high-frequency bus routes and light rail services.

To further improve transportation access, residents will have the opportunity to receive Regional Transportation District (RTD) EcoPasses, making it easier to commute to work, school, healthcare and other essential destinations without relying on a personal vehicle.

Expected to welcome its first residents in 2027, Creekside Flats will provide much-needed affordable housing while strengthening the local community through supportive services, family-focused amenities and convenient public transit access.
